BEFORE YOU GET STARTED

A few practical
questions.

Clear answers before you request a proposal.

What does the starting-at-5% management fee include?

Ongoing management can include rent tracking, monthly accounting, property bill coordination, resident communication, and maintenance coordination. Your proposal confirms the services included for your building.

Is there a monthly minimum?

Yes. Management starts at 5% of agreed property income actually collected, subject to a property-specific monthly minimum. The monthly fee is the greater of the agreed percentage or the quoted minimum. Both are confirmed before you engage us.

How are leasing and repair costs charged?

Leasing fees are agreed separately. Cleaning, repair labor, materials, and vendor charges are additional to the management fee. Spending approval arrangements are established before management begins.

Can you take over an occupied building?

Yes. We review existing leases, account records, vendors, and unresolved maintenance, then plan the transfer and resident communications. The timing depends on the records available and any existing management obligations.

Who approves applicants and repair expenses?

We organize applicant information for ownership’s approval. Repair spending limits and approval procedures are agreed when management begins, so you know which decisions come to you and how urgent work is handled.

What accounting information will I receive?

Your monthly accounting tracks rent collected, outstanding balances, parking and other applicable income, and property expenses. We organize payments and supporting records so you can see where things stand and what needs follow-up.

Where does Northledge offer property management?

We focus on multifamily properties across Hudson County, including West New York, Union City, North Bergen, Weehawken, Hoboken, and Jersey City. Share your property address and management needs so we can confirm the right approach for your building.
